Airbnb uses two different fee structures depending on your listing type, cancellation policy, and market. Understanding which one applies to you is the first step to knowing what you actually earn per booking.
1. Split-Fee Model (Most Common)
Under the split-fee model, Airbnb charges both the host and the guest separately:
- Host fee: ~3% — deducted from your payout automatically
- Guest fee: 14–16% — added to the booking total at checkout
This is the default for most residential listings with flexible or moderate cancellation policies. It's the model the majority of Airbnb hosts are on.
2. Host-Only Fee Model
Under the host-only model, the host pays everything and guests see no separate service fee:
- Host fee: 14–16% of the booking subtotal
- Guest fee: 0%
This model is required for listings with Very Strict cancellation policies, and is also used by some hotel-style hosts and software-connected listings. It's also common in markets where Airbnb competes directly with hotel booking sites that don't show additional fees.
What Counts in the "Booking Subtotal"?
Airbnb calculates host fees on the booking subtotal, which includes:
- Nightly rate × number of nights
- Cleaning fee (if you charge one)
- Any additional guest fees you've set
It does not include Airbnb's own service fee or taxes. So if you charge $1,000/night for 3 nights plus a $200 cleaning fee, your subtotal is $3,200 — and the 3% host fee is $96.

Other Fees Airbnb May Deduct
- Currency conversion: 2–4% for payouts in non-USD currencies, applied by Airbnb's payment processor
- VAT on fees: In some countries, VAT is added on top of Airbnb's service fee — charged to the host
- Co-host payouts: If you use Airbnb's co-host feature, their share is deducted from your payout before it arrives
- Damage claims: AirCover disputes may result in deductions from future payouts
How to Find Your Fee Model in Airbnb
Log in to Airbnb → go to Account > Payments & Payouts > How you get paid. Individual listing fee structures are visible under Listings > [Your Listing] > Pricing > Fees.
If you can't find a clear answer, assume you're on the 3% split-fee model unless your cancellation policy is Very Strict or you've opted into a specific program.
